Homeowners Associations and What They Mean To You
Most suburban
neighborhoods or gated communities have homeowners associations.
A homeowners association is a residential organization that was
created by a real estate company or development group in order
to manage the existing neighborhood for current and future
residents. Basically, the residential community takes over the
financial, legal and maintenance responsibility in order to
preserve the community. Homeowners associations also provide
services, regulate activities, levy assessments, and may impose
fines to certain residents who fail to follow the rules and
regulations of the community.
Many New Jersey homes are located in gated communities with
homeowners associations. There are many benefits of a homeowners
association, and the association fee is used to maintain
landscaping, swimming pools, golf courses, country clubs, tennis
courts and even lakeside docks. You don’t have to worry about a
thing — just pay the yearly fee and enjoy the amenities.
However, there are a few things you should know before you
purchase a New Jersey home that falls under the jurisdiction of
a homeowners association. Make sure that you ask to see a copy
of the restrictions and conditions of the association first and
foremost. Read through them as carefully as possible and be
aware of any conditions that seem somewhat strict or bothersome.
These conditions and restrictions will affect your daily life,
and you don’t want to buy New Jersey home that you won’t enjoy
living in because of any unrealistic conditions. You can even
review the restrictions and conditions with your lawyer as well.
If you do decide to purchase the home, attend a homeowners
association meeting so that you can see for yourself how the
organization conducts meetings. You can also talk to current
residents to discuss the association and to inform yourself of
any apparent problems. Or, you can ask to meet with a board
member for a face-to-face meeting about the homeowners
association. Ask him or her for about what rights you have, and
be sure to check the declaration and bylaws of the association
as well. The board member should be able to provide proper
documentation for you. Whichever you choose, make sure to inform
yourself as much as possible so that there are no surprises
after you move into your new home.

associations that work with the residents in order to improve
and enhance the community for everyone who lives there. These
types of homeowners associations are positive and proactive.
They can make living in a gate community a sensational
experience, so much so that you won’t want to live anywhere else
as long as you live. Many homeowners associations receive poor
publicity due to the actions of other associations that are far
too restrictive and impose unreasonable fines. You can assess
the homeowners association of a community before you move in and
purchase a home. That way you will be able to decide if the
homeowners association is one that will add to the quality of
your living space or if they will inhibit it instead. |
