Showing Your Home the Right Way
When prospective
buyers stop by to view your New Jersey home, you want them be
amazed with the property and fall in love with it. You don’t
want to discourage them from purchasing the home. Here are a few
tips on how to show your home the right way so that you will be
sure to attract more buyers and get the offer you deserve.
Don’t stay home
When individuals stop by to view your home during a showing,
try to get out of the house. Your realtor can walk them through
the home without you there. Some people feel like they are
intruding on a homeowner’s space if they are home. They might
also feel as though they cannot be as discriminate and open
about particulars areas of the home if you are standing right
there. Give them the opportunity to get a feeling for the home
without you there. You don’t want them to feel like it is your
home; you want them to feel as though it is their home so that
they will want to buy it.
Set the lighting
The right lighting can make all the difference in the way a
home is perceived, especially at night. Turn on all of the
lights for the showing so that the buyer can feel at home. You
will want to turn on all of the lights during the day as well,
because the extra light will hide shadows and brighten up the
rooms on a cloudy day. If you have track lighting on the
ceiling, make sure that you turn those on as well. Track
lighting is often seen as an extra amenity.
Don’t overwhelm the space with scents
Some people feel the need to place scented candles or spray
fragrance around the home in order to give it a fresh and
soothing smell. A single candle in the bathroom or living room
is all you need. You don’t have to have a burning candle in
every room, or spray fragrance in every room. The smell will be
overwhelming and will most likely turn away buyers. Some people
may even be allergic to certain scents and fragrance sprays. If
you want to add a fresh smell to your home during a showing,
bake a fresh batch of cookies. There’s nothing better than the
smell of baked cookies.
Control your pets
The last thing you want is for your dog or cat to jump all
over people during a showing. Tell your listing agent to keep an
eye on your pet while you are not there. If you can keep your
pet outside a nice warm and sunny day, do so. If not, perhaps
the listing agent can secure the pet with a leash so that it
does not run all over the house. Or, take the pet with you when
you leave the house for the showing. Make sure to clean up the
cat litter and the yard so that buyers aren’t turned away. |
